SITUATION
Windyhill Farm is an outstanding small livestock farm located in a highly desirable rural location about 2 miles to the south of Johnstone in Renfrewshire. The property is located within close proximity of an excellent transport infrastructure with Glasgow City centre (about 13 miles) accessible within a 20 minute drive. The local towns of Johnstone (about 2 miles), Elderslie (about 2 miles) and Paisley (about 4 miles) offer wide range of shopping and leisure facilities whilst Glasgow Airport is located within a 20 minute drive of the property offering excellent links to many European and International destinations.
Windyhill extends to about 114 acres and comprises about 98 acres of good quality grazing land divided between 14 separate enclosures, a charming mature amenity woodland extending to about 13 acres and the site of a former farm steading extending to about 2.6 acres. The majority of the ground is classified as grade 3(2) by the Macaulay Institute for Soil research being land capable of average crop production but where high yields of barley, oats and grass may be possible. A small portion of the land to the south of the wood is classified as grade 4(2) whilst the lands to the north of the wood are of poorer quality and are classified as grade 5(2) being permanent pasture and some rough grazings. The Bluebell Wood bisects the agricultural land and comprises a charming mixed species woodland which in early spring is carpeted by bluebells. The wood provides significant amenity value to an attractive small farm.
