The development land at Southpark is a magnificent opportunity to create a sympathetically designed contemporary development of 2 detached houses and 2 further buildings each comprising 4 separate apartments. The site is located on the southern outskirts of the village of Ascog, about 3 miles to the south of Rothesay town centre on the Isle of Bute. The site enjoys spectacular and uninterrupted sea views towards the Ayrshire coast. An outstandingly beautiful and historic island, Bute is situated at the heart of the Firth of Clyde, off Scotland’s verdant west coast. The island possesses many areas of great scenic beauty and has been a popular holiday destination dating back to Victorian times. Due to its proximity to the ‘Gulf Stream’, the island enjoys a particularly mild climate and has become known as the ‘Madeira of Scotland’.
The administrative centre for the island is Rothesay (about 3 miles) which has an approximate population of 5000 and offers an extensive range of amenities including primary and secondary schooling, a good range of shops, hospital, swimming pool, sports centre and golf course. Regular ferries (Caledonian MacBrayne) operate from Rothesay to Wemyss Bay (travelling time about 30 minutes) and ensure that Glasgow City centre and the International Airport can be reached in about 1 hour. Wemyss Bay has a direct train link to the city centre whilst Glasgow Prestwick Airport and the popular Ayrshire coastal towns are also easily accessible within an hour or so’s travelling time. A second ferry from Rhubodach on the north of the island to Colintraive allows for easy access to Argyll and the west coast of Scotland. The island offers a wide range of leisure and recreation amenities including some excellent hill and coastal walks, golf on the islands three golf courses, mountain biking, sea fishing, trout fishing on Loch Fad and Loch Quien, as well as many opportunities for shooting and stalking. Owing to the islands superb location with Arran to the south and the marinas at Troon, Gourock, Largs, Inverkip and Rhu on the mainland, Bute has become an extremely popular sailing destination. Moorings are available in Rothesay whilst a new marina is being constructed at Port Bannatyne.
The field at Southpark sits to the south of the village of Ascog and enjoys spectacular coastal views. Formerly a paddock, the field is bounded to the east by a low mixed rubble stone wall, to the north by the gardens of Southpark House, to the south by the gardens of Hawkstone House and to the west by a tree lined embankment. Planning consent has been obtained for the erection of eight apartments (in two separate blocks) together with two detached dwelling houses. The dwelling houses are planned to be identical and will provide spacious accommodation over two storeys with an approximate net internal floor area of approximately 168m² (1700 ft²). On the ground floor, each house shall have a hall, kitchen / dining room, lobby, lounge, utility room, bathroom and 2 bedrooms (1 en suite). On the first floor, there will be 2 further bedrooms and a bathroom. The two apartment blocks will also offer identical accommodation with both comprising 4 separate apartments, detailed as follows: Apartment 1 (net internal area about 110m² / 1100ft²) - Hall, Kitchen / dining room, lounge, conservatory master bedroom (en suite), 2 further bedrooms and a bathroom; Apartment 2 (net internal area about 109m² / 1100ft²) – Hall, kitchen / dining room, lounge, conservatory, 2 bedrooms (both en suite) and a bathroom; Apartment 3 (net internal area about 99m² / 1000ft²) - Hall, Kitchen / dining room, lounge, master bedroom (en suite), 2 further bedrooms and a bathroom; Apartment 4 (net internal area about 98m² / 980ft²) Hall, kitchen / dining room, lounge, conservatory, 2 bedrooms (both en suite) and a bathroom In addition, apartment 3 and 4 will each have a large balcony (about 11.1 m²). Ample car parking space and landscaping has also been considered.
