DIRECTIONS

Turn first left on to a minor public road and follow it for approximately 5 miles to Smailholm. The site is on the left hand side of the road immediately before the Village Hall.
DESCRIPTION
The site extends to about 0.39ha (0.96ac) and is gently sloping with a generally southerly aspect and with views
west towards the Eildon Hills. It has outline planning consent for the erection of three detached dwelling houses
granted by Scottish Borders Council. A copy of the consent dated 10/09/2007 (Ref 06/01553/OUT) is available
on request. As a condition of the planning consent the Seller has in advance paid a developer contribution for the
site and no other such contributions should be required.
ACCESS
The property fronts directly on to the public highway. The Purchaser will be responsible for creating a new access
as required under terms of the outline planning consent.
