General
Glenmuck Farm is a most attractive small farm in the hills of South Ayrshire, close to Loch Doon and about 3 miles south of the town of Dalmellington, which has a good range of local shops, schools and services. The County Town of Ayr is about 20 miles and offers excellent amenities including a good private school, cinema, theatre, hospital and a wide range of shops. Glasgow city centre is about 45 miles distant and can be reached in about an hour by the M77. Prestwick Airport, 25 miles, has frequent international and domestic flights.
Ayrshire is renowned for its many golf courses including the World famous links at Royal Troon and Turnberry, which hosts the Open Championship in 2009. There is a popular racecourse in Ayr and there are excellent yachting facilities with marinas at Largs, Troon and Inverkip. The area is ideal for outdoor pursuits including fishing in local rivers and lochans and shooting. There is hill walking in the Galloway hills and forests and fishing available at Loch Doon. Alloway, south of Ayr, is famous as the birthplace of Robert Burns.
DESCRIPTION
An attractive, small upland farm, Glenmuck comprises a traditional farmhouse now requiring refurbishment in a pleasant, west facing position. The house stands within its own grounds of about 103 acres, of which about 90 acres have recently been planted with broadleaved deciduous woodland. This land is subject to a Carbon Sequestration Rights Purchase Agreement by which the re-insurance company is providing carbon offsetting over the next 56 years. The purchaser of Glenmuck will be obliged to retain the woodland for this period.
The land has been planted with trees and extensively fenced during 2008. Grant aid through the Forestry Grants Scheme and Farmland Premium Scheme will be payable to the purchasers of the farm and this amounts to some £48,000 over 14 years. Various works will be required over the next 2 or 3 years, principally weeding and beating up to establish the woodland properly.
There is a 10 acre paddock adjacent to the house which is not planted and therefore ideal for equestrian use or other livestock. There are two useful outbuildings in addition.
Glenmuck offers an exciting lifestyle opportunity. In addition to the house, outbuildings and 10 acres of grazing land, there is a 90 acre woodland to be established and managed with the benefit of grant aid and in due course income from thinnings and the woodland itself.
