General
Carserigg is an excellent upland farm situated to the north of the Kello Water and to the west of Kirkconnel in Upper Nithsdale. The area has good road communications to the north and south via the A76 and is well served by a wide selection of livestock markets including Ayr, Dumfries, Lanark and Castle Douglas.
The village of Kirkconnel has shops, a post office and primary school as well as a railway station, a broader range of shops can be found in Sanquhar.
Prestwick Airport with its regular flights to other airports within the UK and Europe can be reached in about 45 minutes by road whilst Glasgow is a little over an hour to the north.
  DESCRIPTION
Carserigg is a productive upland farm and has a good mix of land ranging from the in-bye fields to the east of the farm which have been reclaimed from open cast coal mining operations to the well sheltered hill land at Hill End in the west. Much of the hill nearer the farm steading has been reclaimed in the past and is capable of growing good crops of grass. The reclaimed land has been well drained and provides ample scope for silage making and rearing cattle as well as giving the opportunity draft ewes for mule lamb production. In addition there are three large blocks of forestry plantations which are well established and have excellent road access.

The Farmland
The Farmland which extends to approximately 1212 acres is divided as follows:-

The land rises from approximately 260 metres above sea level at the eastern edge of Libry Moor to approximately 500metres above sea level at the western edge of Hill End. The farm generally has a south and easterly aspect and currently carries a stock of 853 hill ewes, 232 hoggs, and 226 in-bye ewes. In addition about 40 cows and calves are summered on the farm providing a useful additional income. The farm was run as an organic unit until 2007 and it is envisaged that the stock carrying capacity could be increased beyond the current numbers by a purchaser if they wished to pursue higher input system.
The land is all well fenced and the fields are watered by either fields troughs or natural supplies.
WOODLAND
The woodland at Carserigg is principally made up of three blocks and are not subject to any Grant Schemes. They are well established and have good road access.

The woodland has all been managed to a high standard and has good access. The clear felled area at Libry Moor will require to be replanted by a purchaser.
SPORTING
The Sporting Rights are included within the sale of Carserigg and could be further improved with the planting of small woodlands and game crops. There are a number of ponds on the farm and in particular a pond on Libry Moor which attracts duck and other wildfowl.

Additional Information
Access
There will be reserved to the Seller and his successors as owners of neighbouring properties of a right of access for all purposes together with a right to widen and realign the existing access road running through the property and which road forms part of the Heads of the Valley Road. The Seller will be responsible for payment of any compensation to the owner of Carserigg Farm for any damage and for the value of any land taken in connection with the widening or realignment.
Details of the existing access arrangements are contained in the “Heads of the Valley Road Agreement” entered into between a number of properties and a copy of which is available from the selling agents.
Ingoing Valuation
The purchaser shall in addition to the purchase price be obliged to take over and pay for at Valuation between to Valuers, one acting for each party or an Arbiter appointed by the Valuers or for any Agreement as to the apportionment by the President for the time being of The Royal Institution of Chartered Surveyors the following:-
1. All the hay, straw, silage, farmyard manure and other produce at market value.
