Auchenhew House and Cottages occupy a superb elevated position in open countryside with uninterrupted south facing sea views over the Firth of Clyde from the Heads of Ayr down the Ayrshire coast, the Islands of Pladda and Ailsa Craig, the Galloway Coast and Northern Irish Antrim coast.

The 4 properties comprising Auchenhew are ideal as a permanent home, commercial investment or a combination of the 2. All the properties are in good order and 3 have been run as holiday lets in recent years. Auchenhew is about a mile from the thriving community of Kildonan with its excellent store and hotel. The principal rooms in 2 of the houses face out to sea making the most of the property’s beautiful location and superb views.

The island of Arran is widely renowned for its beautiful and varied scenery and it is often referred to as “Scotland in miniature”. To the north the craggy mountains provide a dramatic backdrop to the town of Brodick whilst the gentler hills and pastures of the south are more akin to lowland Scotland.

One of the best sandy beaches on Arran is within walking distance of Auchenhew, and within a few miles are woodland walks and the magical waterfall and hidden valley of Eas Mhor. From Auchenhew, basking sharks and dolphins can be seen in the waters below the property while seals and otters frequent the beaches. From time to time rare birds such as Eagles and Hen Harriers can be seen close to and behind the complex.

Whiting Bay offers a range of shops, cafes, hotels, garage and a primary school. The island has a secondary (high) school and hospital in Lamlash.

Arran offers a wide range of sporting and outdoor activities including 7 golf courses, fishing, bird watching, cycling and hill walking. The island’s artisans are renowned for the excellence of their products such as whisky, chocolate, cheese, meat, smoked fish, beer and ice cream.

DESCRIPTION

The 4 houses at Auchenhew comprise a) the original Farmhouse of Auchenhew which is built of stone under a slate roof on 2 storeys, b) the adjoining steading which has been sympathetically converted to create 2 further houses – Pladda and Ailsa which are essentially holiday letting units on a single storey, c) a new house built in 2004 adjoining the converted steading. This new house also commands excellent views and is well appointed and in excellent condition with a beautiful sun lounge. To the rear of this building is a large outbuilding adjoining the steading which has the potential to be converted to further self catering accommodation. There is considerable garden ground and paddocks.

The 2 cottage properties have obtained a 3 star self catering accommodation rating – three properties are let as holiday accommodation throughout the year with an occupancy rate in the region of 25 – 28 weeks per annum.

The House has a large garden with lawn and patios, flowerbeds and borders to the front, side and rear of the buildings, with a small paddock extending to approximately 1.25 acres and a greenhouse and large garden shed.

There is a further attached outbuilding used as a workshop and store with stairs to a floored loft space. This building, which was used in the past as a stable/barn, has the potential for conversion to further self catering accommodation.

All the properties have ample parking spaces available to accommodate the number of vehicles which may be present during the holiday season.

Modaichaid is subject to a planning condition which states “The self catering accommodation hereby approved, associated with the existing self catering accommodation at Auchenhew, shall not be occupied for more than 3 consecutive months nor for more than six months in total in any calendar year by the same persons”. In essence in terms of use for self catering holiday accommodation this means that the property can be let all year round as long as the time constraints relative to same person/s occupancy are observed.
