The Old Church of Urquhart is a fine conversion of a former church set in an elevated site in the Morayshire countryside and is unusually aligned north-south. The church was originally built in 1843 and is a Category B Listed Building due to it’s outstanding architecture and historical interest. It remained in the ownership of the Church of Scotland until the early 1990’s when it was converted by a well known local architect. The current owner purchased the property in 1998 and has restored many original features including the bell tower to form a truly unique property.

The surrounding countryside offers a variety of outdoor pursuits, including fishing on the world renowned River Spey, shooting and stalking on nearby estates, watersports at Findhorn and Lossiemouth and numerous golf courses. A cultural highlight in the area includes the infamous malt whisky trail which takes much of it’s barley from the rich lowland farmland surrounding the Elgin area.

Urquhart village dates back to 1125 when a Benedictine priory was founded by King David 1 and is a small attractive village with a few services including a village pub. Elgin, the capital of Moray and Scotland’s smallest city, is only 6 miles to the west and provides a wide variety of services including supermarkets, hotels, restaurants, main line railway station, secondary and further education. Primary schooling is available in the nearby village of Lhanbryde which is 1 mile away. Local services including a pub, village store, village hall and butcher are available in Urquhart and Lhanbryde.

9 Third Party Rights and Servitudes

The subjects are sold together with and subject to all existing rights of way, servitudes, wayleaves and others whether contained in the Title Deeds or otherwise, and purchasers will be deemed to have satisfied themselves in all respects thereof.

10 Conditions of Sale

A deposit of 10% of the purchase price shall be paid within seven days of completion of missives, which deposit will be non-returnable in the event of the purchaser failing to complete the purchase for reasons not attributable to the Seller or their Agents.

The balance of 90% will become payable on entry. Interest will be payable on the balance from the date of entry until paid at a rate of 5% over the Bank of Scotland base rate, notwithstanding consignation.

In the event of a purchaser failing to pay the full purchase price within a month from the date of entry, the seller shall be entitled to resile from the bargain and to re-sell the property without prejudice to his right to recover from the prospective purchaser any loss incurred.
