Strathpeffer lies approximately 18 miles north of Inverness and 5 miles from the market town of Dingwall. Strathpeffer is most famous as a Victorian spa town and owes its growth to the discovery in the 1700’s of springs, declared in 1819 to be the most healthy in Britain. This led to a steady stream of visitors from around Europe and beyond; a stream that grew dramatically with the coming of the railway built specifically to service the Spa. The original Spa pavilion within the town has been magnificently restored after a period of disuse and now serves as a multi purpose venue for a variety of events, including concerts, dances, dramatic productions, conferences and exhibitions, as well as weddings and other functions. The town itself is very attractive and though the buildings all have a wide variety of styles, all exude a no expense spared solidity that says much about the largely Victorian origins and about the wealth of the town at the time that much of it was built. The town is a popular base for walkers and has number of services including a new primary school and health centre, chemist, grocery story, Spar shop and a specialist Belgian chocolate shop and café. Secondary schooling is available in Dingwall together with a wider selection of services including a major supermarket and railway station.
The capital of the Highlands, Inverness, lies approximately 18 miles to the south and provides all the services commensurate with a major regional centre including a main line railway terminal and Airport with regular flights to the south and charter flights to Europe.

North Wing – The Lantern House
The north wing is the lightest of the properties and retains some wonderful original features such as the central rooflight lantern, beautiful staircase and original panelling. This property has 3 Double Bedrooms, 2 with En Suite facilities, a Kitchen/Dining Room, with direct access to the Car Parking area and Garden, a generously windowed Lounge overlooking the lawn and a stunning panelled Entrance Way with leaded glass and mosaic floor.
South Wing – The Round House

The Stables

This house is built to replicate the original stables building which occupied the site and the doors and windows are built to match the originals.
The Lodge
The lodge is a 5 bedroom house, one with En Suite facilities. On the ground floor level there is a south facing Kitchen/Dining Room, a west facing Lounge with a wood burning stove, and a Dining Room or Family Room to the east. This house has a wonderful bright Entrance Hallway and a Staircase of steel and maple to match the solid maple flooring at ground and floor levels.

Conditions of Sale
A reservation fee of £1,500 is required to secure a property, thereafter a formal offer to sell will be issued for completion within four weeks.
A deposit of £5,000 of the purchase price shall be paid within seven days of completion of missives, which deposit will be non-returnable in the event of the purchaser failing to complete the purchase for reasons not attributed to the Seller or their Agents.
The balance of the purchase price will become payable on completion of the sale. Interest will be payable on the balance at the date of entry until paid at a rate of 5% over the Bank of Scotland basic rate, notwithstanding consignation.
In the event of a purchaser failing to pay the full purchase price within seven days from the date of entry, the seller shall be entitled to resile from the bargain and to re-sell the property without prejudice to his right to recover from the prospective purchaser any loss incurred.
