General

There are two golf courses in Elgin and the Championship course at Nairn is a short distance to the west. In addition, the town of Aviemore the gateway to the Cairngorm National Park, is less than an hours drive to the south provides a wide range of outdoor activities including, ski-ing, mountaineering and watersports.

The City of Inverness (38 miIes) provides all the facilities expected of a major centre and Inverness Airport, some 35 miles to the west of Easter Kintrae, provides a range of domestic flights. In addition, this part of Morayshire benefits from the proximity of the sea with sailing and water sports available along the coast and a marina nearby at Lossiemouth. There are also plans for a 500-berth marina at Ardersier, a short distance west along the Moray Coast.

The private road together with common area, including grass cutting, will be under the control of a factor with each property owner having a share of ownership and responsibility. The factoring also includes a block building insurance policy.

Conditions Of Sale

A reservation fee of £1000 is required to secure a property, thereafter a formal offer to sell will be issued for completion within four weeks.

A deposit of 1% of the purchase price (plus the reservation fee) shall be paid within seven days of completion of missives, which deposit will be non-returnable in the event of the purchaser failing to complete the purchase for reasons not attributable to the Seller or their Agents.

The balance will become payable on completion of the sale. Interest will be payable on the balance at the date of entry until paid at a rate of 5% over the Bank of Scotland basic rate, notwithstanding consignation.

In the event of a purchaser failing to pay the full purchase price within a month from the date of entry, the seller shall be entitled to resile from the bargain and to re-sell the property without prejudice to his right to recover from the prospective purchaser any loss incurred.
