The West Highlands of Scotland have long been respected as encompassing some of the most breathtakingly attractive countryside in Britain. The rugged mountains are complemented by vast sea lochs and the area plays host to some of the finest flora and fauna. The magic of Camusrory lies in its privacy and remoteness. Although on the mainland, its 8,000 acres are reached by boat from Mallaig (some 14 miles by sea) which takes 35 minutes in the estate boat ‘Briscoe’, where a swift sea passage, over the Sound of Sleat and Loch Nevis, gives access to the estate where a very substantial pier has been built at Camusrory. Camusrory is not accessible by motor vehicle and it is perhaps this rarity of total seclusion in these modern times that adds most to the charm of the estate.

This area of the Western Highlands is renowned for its ancient history and the ruins of old buildings on Camusrory evidence the haven it has given to previous generations.

Whilst local provisions can be purchased at Mallaig, this bustling West Highland fishing port offers excellent harbour facilities, a main line railway station and most services such as shops, hotels, schools etc. There are also regular rail services from Fort William to Glasgow and a sleeper service to London. Fort William offers a broader range of facilities. Comprehensive services, including an airport, are provided at Inverness, approximately 115 miles distant from Mallaig. Glasgow International Airport is some 150 miles south – about 3 - 3½ hours drive away. Alternatively, Inverness is only 25 minutes away by helicopter.

 

 

DESCRIPTION

Camusrory extends to something over 8,000 acres and includes some of the finest and most dramatic countryside in Scotland. The country rises from the loch to the highest point of Sgurr na Ciche, some 3,400ft above sea level, offering unbelievable views in all directions – and well worth the climb. Within the estate, Camusrory includes frontage onto Loch Nevis, ‘The loch of heaven’, with salmon fishing rights and lobster prawn potting. The River Carnoch divides the estate and almost all the catchment area and entire length of the river is included within Camusrory offers entertaining salmon and sea trout fishing. It is, however, the superb stalking at Camusrory which ranks it amongst one of the most favoured sporting properties in Scotland. Stalking is exciting and exhilarating and Camusrory offers the purist some of the most spectacular of traditional country sports.

The present owners purchased Camusrory in 1993 and immediately instructed the construction of a bespoke shooting lodge in a carefully chosen position with outstanding views over Loch Nevis. Camusrory Lodge, completed in 1996 is traditional in style, a building of great atmosphere and yet encompasses all modern facilities with a particularly effective drying room, plentiful supply of hot water, comfortable drawing room and elegant dining room. There are five bedrooms and four bath/shower rooms.

The stalker’s house is well appointed, providing practical and well maintained accommodation and is connected to the annexe, which offers additional principal accommodation; ideal for nannies or teenage children.

In addition, Camusrory House is a traditional stone built property currently divided to provide both ghillie and chef/housekeeper accommodation.

Camusrory also offers comprehensive estate buildings including a useful well fitted and equipped workshop, tool store, implement shed, deer larder with chiller room and boat store.

About two miles from the main house, Sourlie’s Bothy is let under an informal agreement to the Mountain Bothy Association.

The estate includes two main boats providing good and reasonable access to Mallaig from the pier in all weather. There are also three sheltered moorings on Loch Nevis, just off the pier.

Camusrory Lodge

Camusrory Lodge is built in the traditional style of a Scottish shooting lodge of a design with great style and flair. The family have stalked in Scotland for many years and before commissioning the lodge, clearly evaluated all that is important and excluded all that is superfluous in a stalking lodge. Camusrory Lodge is a property of stature. The house is centred on a large hall which leads to the principal rooms, including a comfortable drawing room, an elegant dining room, conveniently placed close to the kitchen and boot room. Whilst there is a ground floor bedroom with shower room off, the principal bedrooms are at first floor level and from all are superb views over this dramatic countryside. The house is most attractively furnished and other than the paintings and prints the contents are included within the sale; it is however the intention to leave these in situ.

THE PIER

The pier lies approximately one mile to the west of the Lodge in a sheltered position. Access from here to the lodge is gained by a well made track. It provides access for the largest estate boat at the lowest tide. A lease has been obtained from the Crown Estate for the pier.

 

STALKING

Over its expanse of more than 8,000 acres, some of the most remarkably consistent stalking can be enjoyed throughout the season. Camusrory itself forms one of the most important beats on the Knoydart peninsula and bounds famous forests, including Glen Dessarry and Kingie, Barrisdale and Kilchoan.

The forest may be stalked in all winds and is naturally divided by the River Carnoch, which provides five separate beats with the land to the west based around Sgurr Sgeithe and to the east by Ben Aden. The forest is stalked with a single shared rifle with extraction by Argo or quad.

Camusrory is part of the Knoydart Deer Management Group and works closely with neighbouring estates to ensure a sustainable deer population and during the currency of the owners’ tenure the quality of stag has considerably improved on the estate both in terms of weight and heads. The deer are not winter fed, but hold their condition over the winter months, with the cull beasts averaging 260 lbs for stags and 141 lbs for hinds.

Salmon and Sea Trout

Unusually, almost the entire river system of the River Carnoch lies within the estate, from its source at Lochan nan Breac to its confluence with Loch Nevis, some nine miles distant.

The Carnoch is a spate river and includes a great variety of pools with gravelly runs and pots under water falls, which provides really exciting fishing, in the most dramatic of landscapes. The fishing is only used by the family and has been under exploited.

ENVIRONMENTAL DESIGNATIONS

CAMUSRORY TWEED

In common with many Highland estates, Camusrory boasts its own bespoke tweed. The original design is based on that of the late Colonel Sir Oliver Crosthwaite-Eyre, who originally owned the entire Knoydart Peninsula. This tweed is carefully designed to blend in well with the mountainous terrain of Knoydart. The purchaser will be given the right to use this tweed.

EMPLOYEES

Victor Stockwell is the Estate Stalker and has worked on Camusrory for ten years. Not only a stalker, he has maintained the boats generators, the buildings and equipment and is a vital part of the safe running of this estate.

CO-OWNERSHIP

It is proposed that a 50% ownership of Camusrory, to include the estate equipment, contents of the lodge and all aspects are included within the purchase.

A draft Minute of Agreement to cover the management of the estate in particular with reference to the use of the subjects, the termination and pre-emption of an agreement and execution has been drafted by Shepherd and Wedderburn, the client’s lawyer. Copies of this may be made available by email to interested parties.

DIRECTIONS

To reach Camusrory from Fort William take the A830 west along the north side of Loch Eil. Lochailort is reached after 25 miles and from here the road weaves through wonderful wooded countryside to Mallaig, 20 miles further on.
