The mansion site at Invershin has been granted Outline Planning Consent for the erection of 1 dwelling house in an area extending to approximately 50 acres. The land was formerly a gravel quarry which has now been reinstated and now includes a mixture of open grassland and amenity woodland which can be shaped and landscaped easily to individual choice. The land also includes direct access to the Kyle of Sutherland opening up the possibility of constructing a jetty for a reasonably sized boat. The area is also zoned for 12 houses in the Deposit Draft Sutherland Local Plan 2008.
The local village of Bonar Bridge lies 2 1/2 miles to the east and is an important local centre with a number of shops, hotels, post office and primary school. More extensive services including secondary schooling is available in both the Royal Burghs of Tain & Dornoch, only 16 miles to the east. The hamlet of Invershin, which is within walking distance, also has a small popular hotel and a request stop railway station serviced by daily commuter trains to Inverness for the early morning commuter train to Inverness with a further 5 trains daily.
The local area is one of stunning beauty and provides easy access to a wide variety of country pursuits including hill walking, golf, horse riding and cycling. Planning Consent
Outline Planning Consent was granted on 24th April 2006 for the erection of 1 dwelling house, installation of septic tank and soak away system. Detailed Planning Permission requires to be submitted by 23 April 2009 for a single property.
Scottish Planning Policy supports the submission of outline applications for the construction of large country houses where the design will constitute a major contribution to the architectural heritage of an area and particular favour is granted to brownfield sites.
The area has been zoned to have capacity for up to 12 houses in the Deposit Draft Sutherland Local Plan 2008 which has concluded the consultation process without objection,

The seller will also undertake to install the necessary borehole for the private water supply within 4 weeks of completion of sale if appropriate. The purchaser will be responsible for laying their own supply pipe.
