3 Orrinside is a registered croft extending in all to some 20 acres (8 ha). As the name suggests, it lies on the south bank of the picturesque River Orrin, a tributary of the renowned River Conon, in an area of outstanding natural beauty, quite unspoilt and secluded, yet readily accessible to Inverness.

3 Orrinside lies in a quiet crofting area near the hamlet of Aultgowrie only some 5 miles from Muir of Ord which boasts a village shop, Post Office and primary school. The lovely village of Beauly is also nearby whilst Inverness is some 18 miles distant. Inverness is a modern, vibrant city which offers a wide range of facilities and the airport, some 7 miles to the east offers regular flights to the south and parts of Europe.

3 Orrinside forms a compact block of croft land currently laid to grass with some excellent sheltered grazings interspersed with a variety of trees, including birch, alder, some colourful May trees and vibrant gorse growing amongst the various rocky outcrops providing a blaze of colour.

The croft is really most attractive, a hidden gem and home to wide variety of flora and fauna including the occasional roe deer. The land offered for sale sits back 20 feet from the river although it enjoys a lovely outlook over the river to the hills beyond.

The land is generally well fenced and gated and extremely well sheltered by the surrounding forestry which forms an attractive backdrop. The vendor has obtained detailed Planning Consent, dated 22/2/08, for a 4 bedroom house. Plans and a copy of the consent are available on request. Services are nearby and septic tank drainage has been approved. The access road as far as the house at the western end of 3 Orrinside, which for the avoidance of doubt, is excluded from the sale, is adopted and maintained by the council. Beyond this point the access road is private.
