LOCATION

The Town of Cupar is situated in the centre of Fife, approximately 13 miles south of Dundee, 10 miles north of Glenrothes and 9 miles east of St Andrews. The town has a population of approximately 9,000 people and benefits from the surrounding catchment area. The site is prominently located on the south west side of West Port, which is the main thoroughfare in the town forming part of the A91. The site is approximately 500m west of Cupar Town Centre, with Bell Baxter Junior School directly to the west. The surrounding area is predominantly residential although there is a retail unit immediately to the south site.

DESCRIPTION

The subjects comprise a former petrol filing station with retail kiosk, although the forecourt has been largely broken up. Access is taken direct from West Port. SITE AREA The overall site area extends to approximately 0.21 acres.

PLANNING

Planning Permission (08/00676/EFULL/ June 2008) exists for the erection of 10 new private flatted units. The proposed accommodation would comprise 10 two bedroom flats. There is no affordable housing on site. Alternative uses may be allowed and interested parties should make their own enquiries to the local planning department.

RATES

We are verbally advised that the subjects are entered in the Valuation Roll as follows: Rateable Value of £5,800. PRICE Offers in excess of £350,000 are invited for the purchase of our clients’ heritable interest in the site.
