Location

The site is located within Bolfracks Estate some 3 miles west of Aberfeldy. Local services can be found in Aberfeldy, including a new medical centre, a cottage hospital, banks, veterinary, optician’s and dental practices a varied selection of shops and schooling at the well regarded Breadalbane Academy. Pitlochry about 20 miles to the east has the famous Festival Theatre and a mainline rail station. The county town of Perth is about an hour’s drive to the south and provides a wide range of services.

This part of Highland Perthshire provides a wide range of outdoor pursuits, including golf on nearby courses at Aberfeldy and Kenmore, water sports are available at Loch Tay and on local rivers. Description

The site occupies an outstanding elevated position over looking Upper Strathtay and benefits from the most spectacular views towards Schiehallion. The site extends to approximately 1.36 acres and is bound to the south by woodland and to the west by a drystone wall. The seller will erect a new stock proof fence to the north and east. Maintenance of the is fence will be shared between the two parties. Remains of a dwellinghouse are currently on site and bounded by an attractive dry stone dyke.

The site is accessed from and existing track over which a servitude right of access will be granted for a single dwellinghouse only. A new driveway will be made to serve the plot with its creation and ownership being passed to the purchaser. The maintenance of the existing access track will be the responsibility of the seller and maintained to its existing standard.

 
Planning

The site benefits from detailed planning permission granted by Perth and Kinross Council dated 7th July 2006 for the erection of a single, one and a half storey 3 bedroom house. Details of the planning permission and associated plans are available by request from the selling agents.

There will be a deeming provision added to the title of the purchaser that any development is restricted to a single one and a half storey dwellinghouse and garage.

Should the purchaser wish to amend the current planning permission. The seller will retain the right to approve the design and scale of any proposed development.

Services

Mains electricity will be connected prior to the sale. Private water is available via an existing bore hole located to the south of the site. The bore hole serves two other properties, any costs relating to the bore hole will be shared on an equal basis. Drainage will be by means of a private system within the site.

Directions

From Aberfeldy take the A827 towards Kenmore, after approximately 3.2 miles turn left at Croftmoraig Farm. Follow this road through the farm and proceed up the hill through the first gate. After approximately 0.5 miles the site is signposted to the right. Vehicles should be left here and parties should proceed on foot up to the site.
