Description
The subjects comprise two detached stone built buildings under pitched and variously slated/sheeted roofs, occupying an attractive open site amongst rolling farmland. Each site extends to approximately 0.24 acres (0.10 hectares), benefiting from excellent views, in particular west and north to the distant Grampian Hills. The site is bounded on two sides by a stone wall and it is anticipated that a similar wall could be erected to provide separation between the two sets of buildings. It is envisaged that both sites are eminently suitable for the development of a single residential dwelling of local architectural character, with each existing building being incorporated as part of the designs.
Planning
The site benefits from outline planning permission for the development of two residential dwellings, issued by Perth & Kinross Council on 23rd February 2007. Copies of the planning permissions, together with all approved plans, are included within the Technical Information Pack.
Services
Enquiries have been made with Scottish Water and Scottish & Southern Energy plc with regard to the location of nearby utility service infrastructure and copies of responses are included within the Technical Information Pack.
