Lambhill occupies a lovely situation in west Kinross-shire and offers excellent communication links toEdinburgh, Glasgow and Perth. Lying to the south and east of the village of Blairingone, the land forms aring fenced block which provides a mix of productive farmland, good grazing and woodland. Lambhill enjoys a private, almost unnoticed, yet highly accessible position.

Falkirk and Stirling are close-by and offer excellent amenities. Edinburgh and Glasgow can be reached within about an hour’s drive. Both cities have international airports with regular flights to London.

Central Scotland enjoys a tremendous variety of recreational amenities. For the equestrian enthusiast thereare competition centres at Gleneagles Equestrian Centre, Ingliston Equestrian Centre and the ScottishNational Equestrian Centre, all of which are within about an hour’s drive. Hill walking and wildlife can beenjoyed on the nearby Ochil and Lomond Hills and for the golfer, there is an array of challenging courseslocally.

Access to the holding is obtained from the public road on the west side which leads from Blairingone toSaline, via the formed road which leads to the track within the subjects.

DESCRIPTION

Extending to some 490 acres, Lambhill is an extensive area of agricultural land which offers great scope andopportunity. Until 1996, much of the land was utilised for open cast coal extraction. However, within the past12 years, the land has been carefully reinstated and re-fenced. It has also benefited from a restorationprogramme which has seen extensive hedge planting and the creation of a number of ponds and woodlandplantations. The woodland areas and ponds offer an excellent opportunity to develop good driven pheasantand duck shoots. The land has, at its core, a recently created semi-circular track which is a great asset to theproperty as a whole and gives excellent access to all principal enclosures. To the north, the land is boundedin part by the A977 and to the east, the boundary is the small public road which leads from the A977, in aloop, to Gartwhinzean Feus. There are field access gateways leading to Lambhill from this road.

Although there is no dwellinghouse on Lambhill at present, there may be an opportunity to secure planningconsent for the erection of a dwelling. This is likely to be subject to an agricultural occupancy restriction. Anyplanning application for a proposed dwelling would be required to fulfil Perth & Kinross Council’s PlanningPolicy Guidelines for development in the countryside.

THE FARMLAND

The farmland at Lambhill extends to 340 acres or thereby and is classified as Grade 3 (1) and Grade 4 (2) under the Macaulay Institute System. The land is all down to grass.

Willow has been planted (Summer 2007) over a central area of the farm which extends to about 100 acres.

The farmland is registered for IACS purposes and provides the basis for a productive farming enterprise.

The land benefits from mostly new livestock fencing, with a single electric wire. There is a mains water

supply which provides drinking water to field troughs.

As well as being well suited to cattle and sheep grazing, Lambhill would be ideal as a foundation for thedevelopment of a private or commercial equestrian base, subject to obtaining the appropriate consents.

Within Central Scotland there is a strong demand for seasonal grazing land and Lambhill certainly offerspurchasers the chance to gain a rewarding income stream from seasonal letting.

THE WOODLAND

Through a Woodland Grant Scheme (WGS) dating back to March 2000, the restoration programme forLambhill has included the establishment of a number of mixed woodland plantations. These plantationsnot only enhance the overall amenity of Lambhill but also provide useful shelter and offer good cover forwildlife. On the south side of the holding there are areas of mature woodland which afford further amenityand privacy to the unit as a whole. Undoubtedly, the woodlands hold potential for the creation of a numberof good pheasant drives. Additionally, some of the woodland areas are deer fenced.

Under the WGS, all compartments have passed their fifth year inspections and no further grant monies aredue. Establishment of the woodlands is progressing well and most have been pruned once. One compartmentwas thinned in autumn 2006. The WGS is live until 2010 and an ongoing annually approved maintenanceprogramme is undertaken by Eamonn Wall & Co., Dollar. The programme for 2008 includes some tube removal and fertiliser application. In addition to the WGS there is a Scottish Forestry Grant Scheme (SFGS) contract in place to carry out formative pruning in 2008/9. This work is scheduled to be undertaken duringautumn 2008 and the grant is worth £3189.

From the Kincardine Bridge, take the A977 towards Kinross. After approximately 8 miles, and immediatelybefore entering the village of Blairingone, turn right at the signpost for Saline. From Kinross, take the A977 towards the Kincardine Bridge and continue for about 10 miles until you passthrough the village of Blairingone. Before leaving the village, turn left at the signpost for Saline. The double gated entrance to Lambhill Farm is then on the left, about 500 metres from the junction. Access to the farmland is via the concrete road which leads through the gates.

TENURE

The land is let on a seasonal basis until 30th September 2008. Vacant possession may be available prior to thisdate, by negotiation, otherwise rent will be apportioned as at date of entry.
