The plots at Balmoral Road are located a short distance to the north of the town of Blairgowrie and is situated in a mature setting on the banks of the River Ericht. Description
The subjects are situated in attractive mature surroundings with a stunning outlook over the running waters of the River Ericht. The site extends to approximately 1.33 acres in total, the site is bound to the west by “Cargill’s Leap” a famous historical landmark where Donald Cargill a renowned preacher whom was outlawed from the area with a price on his head. Donald Cargill defied the authorities and whilst escaping from a party of the Dragoons ran from Perth to a known rocky chasm where the River Ericht narrows. Mounting one of the hugh rocks he took a flying leap across the river, remembering from his childhood that it was an easy jump. None of his pursuers dared to follow him and they gave up the chase.
The site is accessed via an existing made road to the east which serves a number of other properties. A servitude right has been granted over this road to access the site.
Planning
The site benefits from detailed planning permission for the erection of two dwelling houses granted by Perth & Kinross Council on 15th February 2005. The proposed houses are of contemporary design arranged over a single floor and extending to approximately 2,800 sq/ft – 3,200 sq/ft. Enquiries have been made to Scottish Water and Scottish and Southern Energy with the regard to the location of utilities and their responses are included in the technical information. Mains supplies of electricity and water are located nearby and can be connected to at reasonable cost. Drainage will be by means of a private system.

Directions
From the A93 in Blairgowrie. Proceed over the River Ericht and turn left onto Balmoral Road signposted Braemar. Continue on this road for approximately 1 mile and turn left at the entrance to Keathbank Mill. Proceed down the hill towards the mill and take the first left and the sites appear on the left hand side.
